The Wild Wild West may have helped determine how we settled the land, but it's causing chaos now as we continue to buy and sell that land. 

In this episode, Tina and I dive into 4 key concepts on how to win the bidding war for your buyer!

  1. Good relationships matter.  Play nice in the sandbox with the other Realtors in your area, and create fantastic relationships with lenders that go above and beyond.
  2. Don't be afraid to be the back-up offer!  We are seeing them take first position at higher rates than ever before due to buyers getting cold feet, low appraisals, or inspections items a buyer isn't prepared to handle.
  3. Create a clean contract-Perception is Reality.  How do you curate a masterpiece that stands out in the offer crowd?
  4. Your buyer doesn't have the extra cash to be competitive in their price point?  No problem.  An absorption report or a creative mortgage tactic can help you place them in the price point where they CAN win the bid.
